It is recommended to refinish wood floors every 7-10 years, but floors can typically withstand a dozen sanding and refinishing sessions in its lifetime without needing replacement. This is very dependent on if you get the work done professionally.

Easy to clean
Wood floors are easy to clean and sanitize unlike carpet which traps pollutants such as dust mites, pet dander, mold spores, and even toxic gases in the air. These can become airborne during daily use of the carpet. The American Lung Association suggests hard floors over carpets for this reason. 

Environmentally friendly
Wood floors are classified by the USDA as a carbon neutral material. Trees that are harvested contain carbon which stays stored within the wood even after the manufacturing process. Additionally, once wood floor boards require replacing, those boards can be used in other projects, burned as a fuel/heat source, or becomes a compostable material.

Return on investment with wood floors is about 70% to 80% according to realtor.com.  Some realtors report that a home with wood floors can sell for an average of 4% more than identical homes without hardwood. Even if you don’t have plans to sell your home, maybe you do have plans to refinance or maybe you just want to know that wood floors will make your daily life easier and cleaner which adds plenty of value itself.
